28-story student-friendly apartment building a possibility for Midtown

A 28-story residential tower has been proposed for a one-acre site near the Midtown MARTA station.

Plans for The Mark, a joint venture between CityLife Development Partners and Landmark Development, was presented at the Midtown Development Review Committee meeting Tuesday.

The apartments would be marketed “primarily to students” and consist of one- to six-bedroom configurations with a nine-level parking structure, according to Midtown Alliance.

The project proposed for the corner of 10th and Spring streets includes 7,500 square feet of retail and restaurant space.

DRC requested more information about the retail layout on 10th Street and vehicle access and loading on Peachtree Place. It also recommended that developers meet with residents of the adjacent condo tower, Aqua, to discuss any concerns, including “quality of life issues such as noise,” according to Midtown Alliance.

Developers may submit revised plans at a future DRC meeting. Proposals aren’t required to be approved by the DRC before going to city planners, but getting clearance before approaching the city is the "neighborly" thing to do, said spokesman Brian Carr.

“A lot of the variation requests for exceptions to code are reconciled in front of DRC,” Carr said.
