Woodstock OKs 44 houses on 10.4-acre site

The Woodstock City Council has approved a developer’s plan to build 44 single-family homes on 10.4 acres on Putnam Farm Road south of Eagle Drive.

Meritage Homes of Georgia Inc. asked Woodstock to annex the roughly 4.6 acres of the tract outside city limits and rezone the land from commercial to residential use. The city also granted the builder variances, including reduced front and side setbacks and increased density to 4.25 units per acre.

Meritage said it would offer a 1,800-square-foot ranch model and two-story homes with up to 3,016 square feet. Base prices will range from about $250,000 to $360,000; with upgrades, prices could exceed $400,000.

The portion of the site inside Woodstock at one time was zoned for 175 senior housing units, staff said.

The Scottsdale, Ariz.-based Meritage has more than 30 communities in metro Atlanta, including two in Cherokee County: Carson Creek in Holly Springs and Laurel Canyon in Canton.
